Our investments in real estate projects are typically structured as either debt or equity.

Debt represents loans to the owner of a property. Debt investments are generally considered to be lower risk with a lower return potential since the project’s sponsor must pay us a fixed rate of return before they can earn a return for themselves, and their equity provides us with a cushion against losses.

Equity represents ownership of the property. Equity investments generate returns through rental income if the property is occupied, and the potential for long-term upside by selling the property for more than we bought it.

Roofcrowd’s Asset Management team works tirelessly to ensure that all of our investment are performing and progressing as expected. Here are a few ways in which we do this:

  • Project Updates — Our Asset Management team works with the developers/project managers to obtain monthly status updates of the project. This allows for communication between our staff and the developer to have a clear understanding of the project status during the term of the investment, and minimizes any potential last-minute surprises.
  • Project progress monitoring — Roofcrowd monitors projects by sending an independent inspector to the property to check on the status of the works. Ensuring inspections are completed helps to reduce the risk of the project being completed and sold/refinanced on or before the maturity date.

Real estate investments typically generate returns in two forms:

  • Dividends (Income) — Revenue generated on an ongoing basis through a reliable cash flow, like tenants paying rent.
  • Appreciation — The increase of a property’s overall value over time. Appreciation isn’t realized and liquid until the property itself is sold.
